Competence is the entry requirement, not the differentiator. What decides whether a relationship lasts is whether you tell us about a problem when you find it rather than when it becomes visible.
We would rather hear that something cannot be built as drawn on the day you notice than discover it at the quality review. Nobody here is penalised for raising it.
Licensed and insured for the work you are doing, with current certificates.
Able to commit to a scheduled window rather than a rough week.
Willing to be named on a case study and photographed working.
Comfortable working in occupied homes, to a containment and daily-reset standard.
Most of our work is in houses people are still living in. That sets rules that some crews find unfamiliar and most come to prefer: containment goes up before demolition, routes stay covered and clear, and the site is reset every evening rather than at the end of the job.
There is a weekly schedule published every Friday for the week ahead. You are expected to plan against it, and we are expected to keep it accurate.
Net fifteen from an approved invoice, and approval happens on a schedule rather than when someone gets to it. Retainage is stated in the subcontract, not applied by surprise.
This is the least glamorous section on the site and the one experienced trades read first. A builder's payment behaviour is the single best predictor of whether good people keep taking their calls.
We are interested in materials that solve a real problem in this climate — waterproofing systems, flashing details, engineered products for expansive clay soils.
We are not interested in a standing lunch. Send the technical data, the failure modes and who else in Houston is using it, and we will read it.
