We would rather hear about it than not, including when it turns out not to be our work. Knowing what failed in a house we renovated is worth the visit either way.
Anything unsafe is a phone call, not a form
Two years on workmanship from the date of substantial completion, plus whatever the manufacturers cover on the products installed. You were given a document with a term and a scope on it at handover; this page does not replace it.
Manufacturer claims are ours to chase, not yours. If a product fails inside its own warranty we deal with the manufacturer and you deal with us.
Workmanship — two years from substantial completion.
Waterproofing systems — to the manufacturer's term, which is normally longer.
Installed products and appliances — to each manufacturer's own warranty.
Structural work — to the term stated in your contract documents.
Normal settlement and seasonal movement. Houston clay moves houses every year; hairline cracks at drywall joints and doors that stick in August are the building behaving as expected, not failing.
Wear, damage, and anything altered by another contractor after we left. Also anything arising from deferred maintenance — a blocked gutter that puts water against a foundation is not a workmanship failure.
We will still come and look. Being told plainly that something is not covered, and why, is more useful than being told nothing.
Send the address, roughly when the work finished, what is happening and a photograph. The photograph does more than a paragraph, and it lets us bring the right person the first time.
If it is an active leak, an electrical fault or anything unsafe, call the office rather than sending a form. Those do not wait in a queue.
We acknowledge every request within one working day and tell you who is handling it.
Anything urgent gets someone on site the same or next day. Everything else gets an assessment visit inside a week, and a scheduled remedy after that — with a date, not a promise to be in touch.
We come back at the end of the first year whether or not you have called us. Most houses have something that has moved, settled or shown itself, and it is easier for everyone if we find it than if you do.
That visit is not a sales call and there is nothing to sign.
