A load-bearing wall removed and carried on a flush beam, so the ceiling reads as one plane instead of announcing where the wall used to be.
Foundation assessed and reinforced before anything went up, and a new floor set inside the original roofline rather than perched above it.
Every one of these started as a walkthrough and an honest conversation about what it would cost. That is still the first step.
